Selling the Community

The CRMLS Avocado Volume 8 (April 2026)

It’s one thing to move into a new house (admittedly a very complex thing, as any Realtor knows), but when it comes to moving into a new community, it’s a whole different ball game. It means a new school for the kids, new utility companies to work with, new restaurants to try, and essentially a whole new shared ethic. With the housing and job market being what they are these days, people may have to move quite far away from their initial home. Consumers may be nervous about that much change, but as a real estate professional, you can give them peace of mind the way only someone in command of neighborhood knowledge can. After all, you’re selling houses all around, you probably have a pretty good lay of the land. So, let’s talk about using that information to wow your clients. Afterall, your job is to help them find not just a new house, but a new community.

Being a Top-Tier Tour Guide

Selling a home differs in different markets. You wouldn’t take the same approach selling a house in Juneau as you would with one in Honolulu because the environment and culture are vastly different. Clients that are attempting to buy into a new market need someone like you to give the nitty-gritty details and really give them an idea of what things are like around town. Giving them walkable dining options, knowing which parks have spaces for dogs off the leash, or suggesting that the movie theater a little further away is worth it because it has better popcorn is the kind of local knowledge only someone as intimately familiar with their surroundings like you can offer. Don’t just sell the house; sell the whole beautiful area. It makes a difference when it comes to establishing consumer confidence. Don’t make it seem like you only focus on the property for sale and ignore what’s around the block. Assert yourself as a wise community expert who knows even its most hidden gems.

The personal thoughts of CRMLS’s Chief Marketing Officer

A lot of real estate is helping clients feel less intimidated. While that can take the shape of the down payment amount or the fast pace of touring, helping them feel less intimidated by a new town or city is just as important. We all remember those firstdayofschool jitters where everything is new. Keeping a client calm is keeping them happy.

A Quick Community Cheat Sheet: RealReports

Neighborhood data comes from a lot of sources, whether we’re talking about environmental factors, school zones, or demographics. That’s why CRMLS now offers RealReports as a core product available to all our users at no additional cost. Pulling from more than 70 data sources (like FEMA, HUD, and a growing list of private companies), RealReports acts like a “Carfax for homes.” Compiling data into easy-to-read reports will give your clients an appropriate understanding of a property and community, positioning you as the market expert they can rely on. Plus, because it’s 2026, it has an AI assistant to help you generate reports that are as easy to read as they are informative.
