Putting Listing Data Revenue Back in Broker’s Hands
Brokerages will soon begin receiving a share of the revenue generated from their own listing data, reinforcing that those who power CRMLS should directly benefit from it. At its core, the MLS exists because of the contributions of brokers and agents; this distribution ensures that they get a fair share of the value they create.
This initiative puts brokers at the center of the marketplace, supporting transparency, encouraging innovation, and strengthening the long-term success of the brokerage community. It reflects a continued focus on a system built by real estate professionals, for real estate professionals.
More information will be coming soon. Payments will be distributed to nearly 2,000 brokerages that listed five or more properties in 2025 with no violations, with disbursements expected to begin in April.

Coming Soon Listings to Join IDX Syndication
No action is required of agents or brokers. Read below for more details.
Effective March 31, Coming Soon listings will start appearing in IDX syndication to provide clients with a more complete picture of the market and boost engagement. Since the standard Coming Soon status lasts for 21 days, this change automatically applies to Coming Soon listings added to the MLS on or after March 10.
IDX stands for “Internet Data Exchange,” and is a type of data syndication feed that allows listings to be featured on public, third party websites, portals, and applications.
This change comes at the request of numerous CRMLS agents and brokers and is supported by CRMLS to increase transparency and meet user demand. When Coming Soon listings are syndicated through IDX, they gain greater visibility, attract more interest, and foster cooperation among agents.
Note: Coming Soon listings are prohibited from being shown, in person or through virtual tour, to potential buyers and clients. The listing status must be changed to Active before any showings can occur.

Internet & Photo Syndication Settings
Updating your listing’s internet and photo syndication settings?
According to Rule 19.2.10, IDX feeds can include listings unless sellers instruct their listing brokers to withhold any or all property information from online visibility. Listings can be withheld from, but not limited to, publicly accessible websites or VOWs.
Once a listing is finalized, Rule 11.8 of the CRMLS Rules and Policies prohibits removing any historical data, including photos, from the MLS. However, the listing agent can update settings before closing. They can also request their local association or CRMLS to set a finalized listing to “Internet: NO,” preventing third-party sites from retrieving listing photos. Still, neither the association nor CRMLS can ensure third-party sites will remove all historical photos once they have circulated online.
A second option would be to remove any photos, at the client’s request, before the listing goes under contract. This is provided that at least one (1) photo remains and shows a substantial portion of the property’s exterior.
Note: While photos cannot be removed once a listing is under contract, the Internet Display can still be turned on or off at any time, regardless of the status.

Finalized listings include those in the following statuses: Closed, Leased, Expired, and Canceled. This will not affect listing photos in the MLS, only in IDX sites.
