Cumulative Days Active in MLS
(CDAM) records will reset at 30 days instead of 90 days

This communication is intended to provide some additional clarifying details of the new Cumulative Days Active in MLS (CDAM) update.
On November 19, CRMLS reduced the window of time before resetting CDAM from the current 90-days to be only 30-days.
Any property that was previously listed in the MLS, and is then being relisted as a new listing, on or after November 19 will have their CDAM calculated based on the property being off-MLS for 30 days instead of 90 days. Please note, if the property has transferred ownership CDAM will also reset to zero on the first day of the new listing.
For a property that has been relisted prior to 11/19, the CDAM calculation will still be based on the old rule of 90 days until the vendor operating the search platform can manually adjust these existing listings to match the new rule.
No action is required of you, however you will notice a change in listing data accordingly.
This change arrived based on a reevaluation of how best to display the current market. Previously, it took several months to create an accurate market analysis. Now with faster information tools, we’ve found that a complete picture of the market can be more accurately reflected in just a 30-day period.
Holiday Closures
The CRMLS office will be closed on the following dates:
- Thursday, November 27 & Friday, November 28, in observance of Thanksgiving
- Wednesday, December 24, from 12-5pm in observance of Christmas Eve
- Thursday, December 25, in observance of Christmas
- Wednesday, December 31, from 12-5pm in observance of New Year’s Eve

Use of Media Without Prior Written Authorization
This month, we’re highlighting CRMLS Rule 11.5(b) – Use of Media Without Prior Written Authorization.
Per this rule, photos and other media submitted to the MLS require written authorization from the appropriate parties before they can be uploaded to your listing. By submitting specific media to the MLS, the participant and subscriber represent and warrant that they own the right to reproduce and display the content, or that they have procured such rights and all necessary licenses from the appropriate parties.
Note: Obtain written authorization before uploading any media to the MLS.
Only original files may be uploaded. Do not copy media or photos from other listings or third parties, even if you have permission. Any media you create personally does not require written authorization.
If you use a photographer, always ask if they have a preferred written agreement available. Additionally, the C.A.R. P.I.A. Form (Property Images Agreement form) is another option to fulfill the written authorization requirement. Any written authorization obtained does not need to be provided to CRMLS unless specifically requested. However, it must be kept in your files and made available upon request.

How to Reactivate a Canceled Listing
As a friendly reminder, brokers and office managers may choose to reactivate a canceled listing within seven days of its cancellation date. If you submit a reactivation request more than seven days after the cancellation date, you will need to refer your listing to CRMLS Compliance for further review and possible approval.
