Question of the Month
“My Coming Soon listing has reached the 21-day maximum and my seller needs more time to make improvements to the property. The listing is not ready to be made Active. What is my best option?”Â
- Tell your seller you do not have any choice; you must make the listing Active. You have already used the maximum 21 days under the Coming Soon status.Â
- Cancel the listing. When the seller is ready to make the property Active, enter a completely new listing using a new listing agreement.Â
- Place the listing in Hold status. First obtain the seller’s written authorization to place the listing in Hold, and then continue in Hold status until the seller is ready to go to Active.Â
- Place the listing in Withdrawn status.Â
Answer: C
The Hold status is the best option in this case. Cancelling the listing would be wrong because your seller has not indicated that they wish to terminate their agreement with you. Withdrawn is also not a good choice, because Withdrawn indicates that the property is essentially off the market. For more information on the correct use of MLS Statuses, read here.Â
