2026 May Broker Report

Recently, industry leaders have called upon MLSs to engage with their users and discover what people really want regarding the Clear Cooperation Policy (CCP). CRMLS remains committed to the needs of our users first and foremost.  

After polling our users, we have found that over 70% of respondents are open to or support the policy and provided comments such as:  

  • “The better we cooperate with each other, the more our industry grows in harmony.” 
  • “It definitely serves the client most if the property is exposed to as many buyers as possible.” 
  • “The more eyes on a property, the more opportunities… and the seller gets the most money.” 

Although not directly questioned about private listing networks, respondents voluntarily raised concerns about consumer fairness when it comes to limiting listing exposure.

As a cooperative, CRMLS believes in giving back to our brokerage community. That’s why select brokerages will receive a share of the revenue generated from their own listing data.

This initiative is about more than just payments. It puts brokers at the center of the marketplace to support transparency, encourage innovation, and strengthen long-term success. Giving back a fair share of revenue reflects a continued focus on a system built by real estate professionals, for real estate professionals.

Currently, payments are being distributed to nearly 2,000 brokerages that listed five or more properties in 2025. If your brokerage is eligible, please check for a confirmation email to verify your distribution details.

Not sure how to exclude a listing from the MLS? Here’s what to know:

CRMLS users may exclude a property from the MLS either for a specified period or for the entire duration of the listing agreement. A seller-signed exclusion form is required to confirm the seller’s decision not to list the property. Any form with CRMLS Rule 7.9.1 may be used, including the C.A.R. Multiple Listing Service Addendum (MLSA).

The exclusion form should not be submitted to CRMLS. Instead, keep the signed form on file with other completed documents at the brokerage and provide it to the CRMLS Compliance Department upon request. Additionally, it is necessary to register excluded listings with CRMLS within two (2) days of the listing contract’s effective date. Failure to follow these steps may result in a citation and fine.
