There are a lot of things that seller agents have to consider. Figuring out how to stage a home for sale, establishing connections with buyers, deciding on the perfect cookie to hand out at an open house – it’s a lot to juggle. But one of the most important things that buyers seek is a fair price for their property, and they’ll look to you as their agent to set that price. CMAs are great to show the “why” of a property’s pricing, but when it comes to creating the real cost, you have the responsibility to make the final call. Determining the value of a home is part science, part forensic analysis, part vibe check. While we can’t claim your expertise in your local market, we can help you come to more-informed valuations of homes to reaffirm your client’s confidence in you.
HouseCanary Crunches the Numbers
While most agents stop at the CMA, CRMLS now offers a way to go deeper into valuation analysis. HouseCanary, available on your REcore Workspace, digs into institutional information and creates automated valuation models (AVMs) based on millions of data points and transactions. With its AI-trained algorithm, you can get the price of a home to an unprecedented accuracy with the data to back it up. You have the final call to do a gut-check on if the price feels fair, but a strong backing from reliable data will help your client understand the most impartial, fair valuation of their home. Definitely factor into the price if the house has “conversation pit,” those things are due to make a comeback!

The personal thoughts of CRMLS’s Chief Marketing Officer
At the end of the day, the essential job of seller agents is to ensure their clients get paid what they deserve. You can add as much gloss to your services as you want, but that’s what your client cares about most. Make sure not to forget your fiduciary duty and reemphasize wherever possible that you’re doing everything in your power to get that best price.
“Coming Soon” Is Already Here
Sometimes even with a fair valuation of their home, clients will feel better after “testing the market” and gauging a potentially more ambitious price. That’s where the Coming Soon status comes in. When a property is in Coming Soon, it’s up for cooperation on the MLS and visible to participating brokerages. Buyer agents can see the property and seller agents can advertise the property as they see fit; showings aren’t permitted under the Coming Soon status, but other public marketing is fair game. Of course, your client may want to put their property as Coming Soon without it going fully public to sites like Zillow, so we have an option to fill out a form that limits exposure to just broker sites and social media. Coming Soon is a great way to help clients get feedback on a price while still able to receive offers and by giving them the option you open up opportunities for more flexibility.
