2026 June Broker Report

New form gives sellers more control over Coming Soon listing distribution

CRMLS has introduced a new option for Coming Soon listings that gives sellers greater control over how their property is distributed online.  

This option is supported by a new form titled “Seller’s Instructions for Limited Exposure in Coming Soon Status.” 

Key Points:

  • Sellers may choose how their Coming Soon listing is marketed by either:
    • Limiting exposure to broker-controlled websites and social media platforms only; or
    • Utilizing the full range of marketing opportunities available through CRMLS, including IDX/VOW websites, real estate portals, syndication websites, broker websites, and social media platforms.
  • A new form, “Seller’s Instructions for Limited Exposure in Coming Soon Status,” is now available.
    • The form should be used when a seller elects to market their Coming Soon listing exclusively through broker-controlled websites and social media platforms (Limited Exposure).
    • The form helps protect agents by documenting the seller’s instructions and election of Limited Exposure while providing clear disclosures regarding the potential impact on marketing, visibility, and online distribution.

How are Coming Soon listings distributed today?
By default, CRMLS Coming Soon listings are set to “Internet=Yes”, which allows the listing to be distributed through all CRMLS marketing channels including IDX/VOW, portals and syndication websites.

How does this form change that?
With the new form, sellers may choose Limited Exposure for their Coming Soon listing. When this option is selected, the listing may continue to be marketed through broker-controlled websites and social media platforms, while distribution to third-party websites is restricted.

How do I utilize this new option?
It’s simple:

  1. Review and complete the “Seller’s Instructions for Limited Exposure in Coming Soon Status” form with your seller.
  2. Enter your listing in the MLS as Coming Soon
  3. Set “Internet = No”

What’s important to know?
When a Coming Soon listing is changed to Active status, the Internet setting does not automatically change. If the seller wants the listing distributed online on any platform or website, including the listing broker’s then you must manually update Internet = No to Internet = Yes. Why is this new form, and its accompanying policy, being implemented?
CRMLS has amended its Coming Soon policies over the years to address broker requests, AOR policies, and practices from neighboring MLSs to keep a fair and representative marketplace. This new form is another step in that evolution, providing sellers with an added level of choice and giving brokers greater flexibility to meet their clients’ preferences.

CRMLS remains committed to providing options that help brokers serve their clients while supporting a fair and transparent marketplace.

As a cooperative, CRMLS believes in giving back to our brokerage community. That’s why select brokerages will receive a share of the revenue generated from their own listing data.

This initiative is about more than just payments. It puts brokers at the center of the marketplace to support transparency, encourage innovation, and strengthen long-term success. Giving back a fair share of revenue reflects a continued focus on a system built by real estate professionals, for real estate professionals.

Currently, we are distributing payments to nearly 2,000 brokerages that listed five or more properties in 2025. If your brokerage qualifies, please check for a confirmation email to verify distribution details.

Not sure what language is allowed in Public Remarks? Here’s what to know:

CRMLS Rule 12.5 defines misuse of the Public Remarks or Property Description field in the MLS as any language in this field should relate only to the property’s description, features, condition, and related amenities. It prohibits offensive or discriminatory language and content that poses safety concerns.

To stay compliant, review the following resources from our Knowledgebase:

  1. Public Remarks FAQ: This resource provides examples of prohibited content and real-world scenarios to clarify what is or isn’t considered acceptable.
  2. Fair Housing Keywords and Phrases: This resource lists which phrases to avoid, use cautiously, and are most likely acceptable.
    • Note: CRMLS makes no representation about whether the information in this resource complies with state or federal laws or regulations. Consult with Legal Counsel if you have any Fair Housing Law questions.
  3. Trigger Words and Terms in Public Remarks: This resource quickly shows which words trigger an automatic warning when entering the Public Remarks field, allowing you to revise your text before risking a violation or fine.
