How Zillow’s transition to IDX feeds affects you
You may be aware that Zillow is in the process of becoming a brokerage. As Zillow transitions from being a listing distribution partner to a dues-paying member of NAR and local Associations, they will begin to enjoy the same rights as other brokerages.
Among these important rights is the right to access IDX (Internet Data Exchange) feeds.
Today, Zillow receives listing data from brokers instructing CRMLS to provide their listing information through a specifically tailored listing distribution feed. Once Zillow becomes a brokerage in our area, they will access listings through the same feeds that brokers do today.
Here is a breakdown of what this means for you.

Trending Topics for Compliance: November 2020
We recently put out a communication about how violations of Rule 9.3 (No Showing on Coming Soon) would no longer receive a warning. That communication included a misstatement on the amount of the citation for violations of this rule. Per the CRMLS Citation Policy, the citation amount for violations of Rule 9.3 is: “1% of list price, no less than $500 and not to exceed $2,500”.

- RESOLVED – Report improvements: On 10/27, we released the new Agent Preferred 1 and Client Preferred 1 reports. Many improvements were made to this report to alleviate pain points, including truncation, formatting, missing fields issues, and more
- IN PROGRESS – Ensuring Coming Soon to Active shows as New
- IN PROGRESS – Addition of a Change Type for Coming Soon so that it can have its own category on Hotsheets and MarketWatch
- IN PROGRESS – Limiting Public Remarks, Private Remarks, and Syndication Remarks to 1500

- IN PROGRESS – – Correction of “CRMLS Fill Agent” appearing on the List Agent ID or Buyer Agent ID on listings reports/displays. We have completed several backfills to address this issue, but in rare cases, “CRMLS Fill Agent” still appears. We’re working to fix the remaining cases.
- IN PROGRESS – Updating temporarily disabled input rules. At the beginning of the Upgrade, a few fields generated errors during listing input; we disabled those fields to ensure you’d be able to submit listings. We’re in the process of re-enabling all remaining fields.
- Your dedicated Paragon Upgrade Resources Center will provide you with information you need.
